Flexible office space providers will allocate roughly 40 – 60 sq. ft. (3.5 – 5.5m²) per person for office space.

1. The shape of the room.
Some offices might be awkwardly shaped or perhaps a portion of the room is unusable as a desk area, but it might be perfect for another usage. The distance from natural lighting sources or windows might also affect how you use the room, so be sure to make a note of the layout when you are viewing a space.
2. What kind of business are you?
If you are a young and vibrant Start-Up then you might be more interested in having hot-desks and a surplus of break-out areas, but if you are an established law firm, you would be leaning toward dedicated, desks or even private offices. These factors will all affect how much space you really need.
3. Not everyone needs the same amount of space.
Your content marketing team will be delighted to sit at a co-working space, which is bustling with creativity and activity, but your accountant would definitely appreciate a quieter space, with more room for file storage, so do not factor in the same amount of space for every employee, but allocate them space based on their needs.
